About

Springs of Suntree is a residential community in central Brevard County, Florida, near Holiday Springs and Pinehurst Road. The community is conveniently located near shopping, medical facilities, US-1, the Indian River, causeway access, and Interstate 95, with highly regarded schools nearby.

The association encompasses five distinct neighborhoods — Holiday Springs, Hidden Springs, Coral Springs, Magnolia Springs, and Palm Springs — all operating under a single Property Owners Association that maintains shared common areas and amenities.

Residents enjoy a community clubhouse with tennis and basketball courts, two swimming pools, a fitness gym, playground, and a community hall available for rental and private events.

In 2024, the Architectural Review Committee (ARC) began a full review of the pre-approved paint color book used by homeowners when repainting their homes. The goal was to resolve confusion, reduce complexity, and update the palette to reflect current trends.

Problems we identified

• Homeowners struggled to understand how to choose correct base and trim colors.
• The book included too many options, which often required ARC members to provide extensive explanations.
• The existing palette was outdated and not aligned with nearby communities or current market trends.

Our approach

To address these issues, the committee:

• Evaluated every color using professional color guidance and color-wheel analysis.
• Documented each color's hue (position on the color wheel), Light Reflectance Value (LRV), saturation level, and temperature (warm or cool).
• Removed highly saturated colors (over 30%) to keep the palette subtle and harmonious with natural surroundings — trees, shrubs, and neighboring homes.
• Grouped colors by warm vs. cool tones and by hue range on the color wheel.
• Required a minimum 10-point LRV difference between base and trim options to ensure good visual contrast.

A simplified and modernized color book with:

• Fewer, clearer options
• Easier-to-understand instructions
• Better visual contrast between base and trim colors
• Alignment with the local market and neighboring communities

During our color book modernization, Richards Paint reached out to the Springs of Suntree community with a compelling offer: discounted pricing on all Richards paints for our community members, plus a portion of sales proceeds returned to the community. Those funds will go toward paint refreshes for the community center and other HOA-managed assets, helping reduce operational costs to the community over time.

As a result, the ARC has been working closely with Richards to ensure the right alignment of available colors based on our modernization effort. We are nearly ready to move forward with the transition, pending some final approvals from the ARC and review by the Springs of Suntree Board of Directors.
