Springs of Suntree is a residential community in central Brevard County, Florida, near Holiday Springs and Pinehurst Road. The community is conveniently located near shopping, medical facilities, US-1, the Indian River, causeway access, and Interstate 95, with highly regarded schools nearby.
The association encompasses five distinct neighborhoods — Holiday Springs, Hidden Springs, Coral Springs, Magnolia Springs, and Palm Springs — all operating under a single Property Owners Association that maintains shared common areas and amenities.

The ARC is responsible for maintaining the community's appearance standards, including pre-approving exterior paint colors for all homes. This site is the official reference for the current pre-approved color catalog.
In 2024, the Architectural Review Committee (ARC) began a full review of the pre-approved paint color book used by homeowners when repainting their homes. The goal was to resolve confusion, reduce complexity, and update the palette to reflect current trends.

During our color book modernization, Richards Paint reached out to the Springs of Suntree community with a compelling offer: discounted pricing on all Richards paints for our community members, plus a portion of sales proceeds returned to the community. Those funds will go toward paint refreshes for the community center and other HOA-managed assets, helping reduce operational costs to the community over time.
As a result, the ARC has been working closely with Richards to ensure the right alignment of available colors based on our modernization effort. We are nearly ready to move forward with the transition, pending some final approvals from the ARC and review by the Springs of Suntree Board of Directors.
